WDI/Pest Inspections

Wood-Destroying Insect (WDI) Inspections, commonly referred to as “Pest Inspections”, focus on four specific types of wood-destroying organisms – Termites, Carpenter Bees, Carpenter Ants, and Powderpost Beetles. While most people consider bees, hornets, wasps, mice, etc. to be pests, they are all outside the scope of a WDI inspection. The following description is from the Ohio Department of Agriculture who is the governing body for WDI Inspections and Pesticide Application.

Category 12 – WDI Diagnostic Inspection. Wood-destroying insect diagnostic inspection means the examination of a structure at the request of any party involved in a contemplated real estate transaction to determine if wood destroying insects are present in the structure, if there is evidence they either are or have been present in the structure, or the presence of any visible damage to the structure caused by wood-destroying insects and the generation of a written report of the findings of the examination.

Do I have to get a WDI/Pest Inspection?

That depends… For most people looking to buy a home, the WDI/Pest Inspection is an optional service offered by NEOH Home Inspections. However, if you are a VA buyer looking to purchase a home with a VA loan, a WDI/Pest inspection is typically required by the lender. In these cases, the fee for the WDI/Pest inspection is paid by someone other than the VA buyer. NEOH Home Inspections is happy to cover the cost of the VA buyer’s WDI/Pest Inspection as a thank you for their service! For all other home buyers, the WDI/Pest Inspection is offered at a reduced rate when added to General Home Inspection.
