Home Inspections
Why Hire A Home Inspector?
Whether you are buying or selling a home, hiring an experienced, professional home inspector to inspect your home is a crucial step in identifying costly structural defects, leaks, and potential health and safety issues that may exist. Buying real estate is typically the largest investment you will make in your lifetime! Hiring an Ohio licensed, ASHI Certified Home Inspector is the smart way to protect that investment.
What is ASHI?
ASHI is an organization of independent, professional home inspectors who are required to commit to conducting inspections following the ASHI Standards of Practice and Code of Ethics, which prohibits engaging in conflict-of-interest activities that might compromise their objectivity. Mandatory continuing education helps the membership stay current with the latest in technology, materials, and professional skills. ASHI has members across the U.S. and Canada. ASHI members remain leaders across the profession and continue to raise the bar for the home inspection industry.
What does a Home Inspection include?
A Home Inspection is a limited, non-invasive, non-destructive, visual inspection of the readily accessible, visually observable, installed systems and components. The objective of the Home Inspection is to observe and report on the condition and operability of the structure and included systems with a focus on health and safety. This is a general list of the systems inspected:
- Structural System
- Exterior
- Roof System
- Plumbing System
- Electrical System
- Heating System
- Air Conditioning System
- Interior
- Insulation & Ventilation
- Fireplace & Solid Fuel Burning Appliances
There are some general limitations and exclusions which you can read about here. NEOH Home Inspections makes every effort to perform the most thorough and exhaustive inspection possible as long as the safety and security of the Home Inspector is not compromised. That means inspecting and testing each and every accessible door, window, outlet, light switch, plumbing fixture, etc. While some Home Inspection companies only do the bare minimum as defined in the Standards of Practice, NEOH Home Inspections goes the extra mile to give you the best inspection you can buy!
Home Inspections for home Buyers vs. Sellers
Whether you are looking to buy a home or sell your current home, hiring a Home Inspector is a critical step in the process. Why would a seller want to hire a Home Inspector? The home inspection can be a stressful time causing anxiety for all involved parties. Buyers hope for a home with no major or expensive issues, and sellers hope they aren’t surprised by issues they weren’t aware of. When a seller hires a Home Inspector, they are able to proceed with the sale of their home armed with a detailed report that shows any interested buyers everything that was found during the home inspection (disclosure). By disclosing this information, buyers are already informed of any and all issues when they make their offer. The seller, armed with this information can choose what, if anything, they would like to repair prior to listing their home for sale. A pre-listing home inspection essentially removes much of the stress and anxiety that can surround the home inspection process once a house is under contract because buyers are informed when making their offer and sellers aren’t worried about surprises. Buyers are still welcome to hire their own Home Inspector to perform an inspection of course, but that becomes more of an option given there is already an inspection report that has been disclosed. Pre-listing home inspections are a great way to provide a smooth transaction for all.
